Retaining wall types, compared for a sloping lot

The visible material is the part homeowners choose and the least important part of whether a wall survives. Here is what each type is good at, and the buried detail that decides the outcome either way.

The base, the stone, the pipe and the reinforcement are the wall.
The section that separates a wall that lasts from one that leans. Clay packed straight behind a wall acts as a dam and loads it with every storm. Free-draining stone, a wrapped filter fabric face, a pipe that daylights, and a base course buried below finished grade are what carry the job.

Segmental concrete block

The default for structural work, and for good reason. Units are dimensionally consistent, the manufacturers publish design tables, and geogrid layers can be built into the retained soil to extend the reinforced mass, which is what allows the same product to work at four feet and at ten. Battered back a consistent amount per course, they lean into the hill rather than standing vertical.

Strengths: predictable, reinforceable, widely available, straightforward to price. Weaknesses: it reads as a product rather than as landscape, and on a wooded Piedmont lot a long run of block can look industrial unless it is planted down.

Stacked boulder

Large stones set with an excavator, leaning back into the slope, with the mass of the stone doing the work. On a creek-side or woodland setting it looks like it belongs, which on a Sandy Springs lot backing onto a wooded corridor is worth something real.

Strengths: appropriate to the setting, forgiving of irregular alignments, handles a curved run naturally. Weaknesses: it consumes horizontal space because the batter is significant, machine access is essential, and the finished line is less precise than block. Not the choice where a wall has to hold a specific level to within an inch.

Mortared natural stone

The most expensive per face foot and the least tolerant of movement. This is a facing and architectural choice, best used for shorter walls near the house where the wall is part of the building's language: seat walls, terrace edges, entry steps. Behind the stone there is still a structural wall doing the retaining, and the mortar work is the finish on it.

Strengths: the best-looking option by a distance, and permanent when built properly. Weaknesses: cost, and the fact that any differential movement cracks the mortar joints rather than being absorbed.

Timber

Common on older Sandy Springs properties because it was cheap and quick when much of this housing stock was landscaped. Treated timber walls have a finite life in a humid subtropical climate, and the failure mode is usually rot at the buried deadmen rather than at the visible face, which is why a timber wall can look sound right up until it does not.

Strengths: low initial cost, easy on a small terrace. Weaknesses: limited life, and replacing one is a full excavation rather than a repair. If a property has timber walls from the original landscape, they are a budget item waiting to happen.

Two walls instead of one

On a steep lot the instinctive move is one tall wall, and terracing into two shorter ones is often better. Shorter walls may fall below the height at which engineered design becomes necessary, they need less reinforcement, they are easier to build with limited access, and the bench between them becomes planting rather than a blank face. The cost of the extra length is frequently offset by the reduction in structural requirement.

What the city wants to see

Retaining wall details appear on the City of Sandy Springs list of construction drawings typically required for a land disturbance permit, alongside grading and drainage plans, erosion control plans and a Tree Conservation Plan. That means a wall on a permitted job gets reviewed rather than built to whatever the crew has done before. The permit is generally required once 1,000 square feet or more of ground is disturbed, and may be required below that where the work changes topography or drainage patterns, which wall excavation usually does.

One more constraint specific to this city: cutting into a slope cuts roots, and the roots above a wall on a wooded lot usually belong to a tree that needs a permit to remove at 18 inches diameter or more. Redrawing an alignment to stay outside a critical root zone is far cheaper than losing the tree.
