Landscaping in Sandy Springs, start to finish
Four things shape almost every landscape project inside this city: the clay under it, the canopy over it, the slope across it, and the storm water that crosses all three. This is the guide that ties them together.
The clay, and what it does and does not do
The soil under most of the Georgia Piedmont is a Cecil-type profile: a sandy loam surface a few inches deep over a red clay subsoil weathered out of granite and gneiss. The official USDA series description classifies Cecil as fine, kaolinitic and thermic, which matters more than it sounds. Kaolinite is a low-activity clay, and the series is rated low for shrink-swell potential. Georgia red clay is not the expansive smectite clay that heaves foundations in Texas or Colorado. It does not swell much and it does not shrink much.
What it does instead is refuse water at rate. The same series description records the soil as well drained with moderately high saturated hydraulic conductivity, yet also records surface runoff as medium, and the Metro North Georgia Water Planning District puts the practical figure for clay absorption at about half an inch of water per hour. An Atlanta summer thunderstorm exceeds that comfortably. Everything the ground cannot take in that hour runs across the surface instead, and on a graded lot it runs downhill fast.
The second thing clay does is compact. Once the surface layer is driven over or worked wet, the pore structure collapses and infiltration drops further. That is why so many landscape failures here trace back to the construction phase rather than to the planting, and why bed preparation on this soil is done broad and shallow rather than by digging a deep hole and filling it with bagged mix. The canopy, and the arithmetic of shade
Sandy Springs is a wooded city, and on most lots the mature oaks, hickories and tulip poplars are the most valuable thing on the property and the one element a design cannot recreate, so they are treated as a fixed input rather than an option. That has one immediate consequence for anyone who wants a lawn.
UGA Extension puts the floor for turfgrass at roughly four hours of full to filtered sun a day. Its own shade ratings place common bermudagrass at very poor and hybrid bermuda at fair to poor, while zoysiagrass rates very good to good and is described in a separate UGA bulletin as the most shade tolerant and best warm-season grass to grow beneath mature trees, holding acceptable quality down to about four to four and a half hours of filtered or intermittent sun. Tall fescue rates good for shade and is well adapted to the Piedmont, though its southern limit runs somewhere around Griffin and it struggles through an Atlanta August.
Below four hours, no turfgrass is a fair fight. That is not a failure of maintenance, it is a light budget, and the sane answer is to convert the area to a woodland bed. The shade planting guide covers how, and the grass selection guide covers where a lawn still makes sense.
The slope, and where the water ends up
The typical Sandy Springs lot is not flat and never was. The house sits on a bench cut into a hillside, the ground falls away behind it, and somewhere at the bottom there is a creek or a low corner that everything drains toward. That shape is why drainage is the most common reason a homeowner here calls a landscaper at all, and why so much of the useful outdoor space on these properties has to be built rather than found.
Runoff gains volume all the way down
Water that lands at the top of the lot does not stay there. It sheets across the surface, picks up what the roof and the driveway shed as well, and by the time it reaches the flat ground behind the house it is a channel rather than a film. Intercepting a small flow near the top of a property is cheap. Dealing with the same water once it has collected at the bottom, cut a channel and undermined something, is not.
The discharge point decides the design
Every drain has to end somewhere, and that somewhere has to be lower than the inlet with continuous fall all the way to it, which fixes the depth and the route of the whole run. Settling it first is what keeps a trench from being dug twice. It also rules out the tempting non-answer, which is running the line to the boundary and letting it sheet onto the lot next door. That is not a solution, it is the same problem fifteen feet further on and someone else's to live with.
Made ground has to be held
Where the fall is too steep to use, the ground gets terraced, and a retaining wall is what holds it. Walls fail here for one reason above all others, which is water: clay packed straight behind a wall acts as a dam, and every storm loads it until the wall leans. The parts that matter are all buried. Season, and why fall is the answer
UGA Extension is unambiguous that fall is the ideal time to plant most woody trees, shrubs, vines and groundcovers as well as herbaceous perennials in Georgia. Temperatures are moderate, irrigation demand is lower, and fall-planted ornamentals keep developing roots after the tops go dormant. Spring planting is not wrong, it simply hands a new plant a Georgia July before the root system is ready.
Turf runs on a different calendar. Tall fescue seeds or sods in September to October or late February to March. Warm-season grasses go down through May and June once soil temperature at four inches is consistently 65 degrees and rising, and UGA warns that dormant sodding of warm-season grasses is a riskier proposition. Water, once it is on the ground
Georgia law limits outdoor irrigation for planting, growing and maintaining ground cover, trees, shrubs and other plants to the hours between 4 p.m. and 10 a.m. That schedule comes from the Water Stewardship Act of 2010 and sits in state law at O.C.G.A. 12-5-7. There are exemptions with no time limitation, including drip irrigation and soaker hoses, hand watering with an automatic cutoff or a handheld container, personal food gardens, and private wells. The one that matters most on a new project is the exemption for irrigation of new and replanted plant, seed or turf during installation and for 30 days immediately after installation. That is the establishment window, and it is written into the statute for exactly this reason.
What it costs
Landscape budgets here spread widely because the scopes are different pieces of work. Bed renovation and planting is a different trade from a geogrid-reinforced retaining wall. The order the work happens in
- Read the site. Slope, drainage path, canopy, existing tree health, and the hours of sun in leaf-on conditions.
- Find where the water leaves. The discharge point, because it fixes the depth and the route of everything that carries water to it.
- Sort the water. Grading, swales, subsurface interception. Everything built across an uncontrolled flow path fails eventually.
- Hold the grade. Walls and terracing, with drainage behind them rather than pressure.
- Lay the hard surfaces. Patios, paths and steps on a properly compacted base, with fall built in.
- Then plant. Beds prepared broadly, species chosen for the light each area receives, in the season that suits the plant.
- Then irrigate. Zoned by exposure, on a cycle-and-soak schedule the clay can absorb.
Doing them in a different order is how a homeowner ends up paying twice, most commonly by planting a beautiful bed and then trenching a drain line through it eighteen months later.
