Most Sandy Springs Landscapes Were Designed for a Smaller Tree

A quarter of the city's housing was built in the 1980s and the median year of construction is 1988. Those yards are now forty years into a canopy that has doubled.


There is a specific kind of yard in this city, and once you have seen the census figures you cannot stop seeing it.

The numbers

Sandy Springs has around 55,765 housing units. The single largest construction era is 1980 to 1989, which accounts for 14,274 of them, about 25.6 percent. The 1990s added another 8,726 and the 1970s another 8,036. Roughly 55 percent of the city’s housing was built between 1970 and 1999, and the median year of construction across all housing here is 1988.

The city itself is younger than most of its houses. Sandy Springs was incorporated on December 1, 2005, covering about 37.7 square miles of Fulton County, and had a population of 108,080 at the 2020 census.

What that means in a yard

A landscape installed with a house in 1988 was designed under a canopy that was thirty-eight years less developed than the one over it today. Two things follow, and they arrive so gradually that nobody attributes them correctly.

The light budget collapsed. UGA Extension puts the practical floor for turfgrass at around four hours of full to filtered sun a day. A lawn that comfortably cleared that in 1990 may be well below it now, and turf declines gradually rather than dying outright, so the thinning reads as a maintenance failure. It is not. It is arithmetic, and no amount of seed changes it.

The foundation planting outgrew the house. Shrubs sold as compact were compact at purchase. Forty years of an Atlanta growing season, with roughly 50 inches of rain a year and a frost-free period of 175 to 200 days across the Piedmont, produces material at three or four times the size the original plan assumed. What was a low bed under a window is now blocking it.

Alongside those, two more things accumulated:

The drainage arrangement stopped matching the neighbourhood. Lots upslope got built on, driveways got widened, and the runoff arriving at a given property is not what it was. A grade that worked when the ground above was wooded does not work when it is roof and pavement.

The timber walls reached the end of their lives. Treated timber retaining walls were standard on 1970s and 1980s Piedmont lots and they do not last indefinitely in a humid subtropical climate. They fail at the buried deadmen rather than at the visible face, which is why one can look sound right up until it does not.

Renovating rather than clearing

The instinct on an overgrown property is to take everything out and start again. That is usually the wrong first move, and it is certainly the expensive one.

Count the light first. In leaf-on conditions, area by area. That number determines what is possible everywhere else, and it is free.

Decide what stays. A forty-year-old specimen has structure that money cannot buy and, at 18 inches diameter at breast height or more, a permit attached to its removal. Working out which existing plants are assets is the highest-value hour in the whole process.

Renovate rather than replace where you can. A great deal of overgrown material responds to hard renovation pruning over two or three seasons. It is slower than replanting and it costs a fraction as much.

Convert what has been failing. The shaded areas that have been reseeded every spring for a decade are beds that nobody has admitted to yet. Converting them is the single change that most reliably reduces annual cost while improving how the property looks.

Then look at water. Everything above sits on top of whatever the drainage is doing, and rebuilding a bed across an uncontrolled flow path just moves the problem forward a few years.

The one thing worth doing early

Have someone competent look at the trees. On a lot whose value rests on its canopy, and in a city that measured its tree cover at 54.5 percent in 2023 and protects it by ordinance, the condition of the mature stems is the most consequential fact about the property. It also determines the design: a tree that is coming out in three years should not have a patio built under it, and a tree that is staying for forty should not have its root zone compacted.
